The Ironman and Overtraining

This is a statement I read recently. "Remember that when you are not training, someone out there is and you will lose to that person when you meet on raceday."

This statement was directed towards highly competetive athletes, but just the same, by its very nature, this reasoning can lead to injury.

I really believe that regardless if you are a pro triathlete or first time Ironman hopeful, this is not the best thought process to follow.

To me it makes more sense to worry less about the other person and concentrate on the training regimen that's best for you. Being afraid to miss a training day because someone else might get a step ahead of you is a recipe for disaster. All athletes have different physical tolerance levels and must progress within their capabilities and not push themselves when they obviously need rest.

Often an olympic athlete -- like a swimmer for example -- will suffer an injury and be forced to take 4 or 5 weeks off from serious training. Then soon after being back from injury, they enter a competition and have some of the best results of their career. You see it with pro athletes as well. A hockey player misses a week or two of playing and when he returns to the ice he has a career night.

To me the reason for this is simple. They were forced into giving their body a long period of rest that it obviously needed. Chances are they were over-training before their forced lay-off. Their bodies welcomed the rest and responded with amazing results.

Over the years I've had times when I've pushed my body to the limit just to see what I could do and if it would improve my race results. I was capable of enormous training regimens, but ultimately found that training more didn't necessarily result in better race results. More often then not it resulted in injury.

For example: Ten years ago I wanted to see if run-training extreme distances would give me my best ever Marathon result. Over a 5 month period I kept increasing my weekly distance. I maxed out at 155 miles a week. Probably more than most olympic marathoners train on a weekly basis. To reach that distance I had to run around 24 hours a week. It also meant doing two-a-day training. In other words, it wasn't unusual to run 3 hours in the morning and 2 hours in the evening.

The last month of training before I had intended to taper was a monster. The weeks went 140 miles, 145 miles, 150 miles and 155 miles or almost 600 miles in a month plus working a full-time job. It was during the last week and a half that I started to feel soreness in my heels. Like many other odd aches and pains I developed over the years, I just trained right through it assuming it would go away. Well it didn't. It became so bad that I had to go to a doctor and was diagnosed with plantar fasciitis. It was an extremely serious case and cost me the marathon I was training for, and even an Ironman race 5 months later.

NOTE***I did mention to two different coaches that my heels hurt and it felt like they were bruised. They had no idea what it was. I told my doctor the same thing and he knew right away what the problem was. He diagnosed plantar fasciitis immediately. Ironically, when I looked it up on the internet later, it said that the first sign of plantar fasciitis is a feeling not unlike having bruised heels. To this day I don't know how both coaches failed to pick up on it, especially when they were documenting my weekly mileage. They could have saved my year. The lesson here: A coach is not a doctor. If you're injured go to a doctor.

Despite having my heel injected with an anti-inflammatory before the Ironman months later, I had to drop out 5 miles into the run. It was devastating injury and that was the last time I let myself over-train.

It really messed up an entire year.

My suggestion to anyone training for the Ironman is to listen to your body. Its true that often you will get numerous aches and pains and twinges that come and go as you put your body through the rigors of training for a distance event. If you quit training every time something ached, you would never train.

The best way I found to approach these nagging aches and pains was to monitor them "very closely." Say for example your heel begins to hurt like mine did. The first time you notice the pain do one more running workout. If its still there, STOP run training and concentrate on your swimming and biking. That's the beauty of the Ironman. Often an injury will allow you to do at least one of the other disciplines.

See a professional---a doctor or physiotherapist and tell them the problem. Had I done this it may have saved my entire year. Plantar fasciitis would have been diagnosed right away. A program of stretching 3 times a day and maybe some shoe inserts and I could have avoided the injury becoming chronic. At most I would have lost one or two weeks instead of the entire season.

So I believe this is the key to avoiding serious injury. If its a normal ache or pain it will disappear in a few days. If it persists through several training days, stop and get it diagnosed.

Pushing too hard in your training can have another serious consequense as well. You can just simply run out of energy and every work-out becomes difficult. Its times like this that training is just no fun. If you go out on a training run or bike and just know you have nothing in the tank--stop and go home. Take two or three days off completely and do things that have nothing to do with swim, bike, run. Avoid the mindset that you will lose all you've worked for if you take several days off. It just won't happen.

Give your body a break. When you return to training, you'll most likely feel re-vitalized and begin to enjoy training once again.

Strange as it may sound, my best competition year was when I decided to take extra days off whenever I felt drained. It was a complete about face from all the years that I just pushed through the fatigue. Training tired all the time often means you will eventually run out of gas somewhere on the Ironman course. Ultimately you will go into the race tired and thats the last thing you want in a major endurance event like the Ironman.

Remember:

-Listen to your body.

-Take a few days extra rest if you feel tired all the time.

-If a pain persists through a few training days, stop, see a doctor and concentrate on the events that don't aggravate the injured area.

-Don't worry about how everyone else is training. Do what works for you.

5 Ways to Stop Your Dog From Barking Excessively

Without a doubt one of the most annoying issues for owners is a dog that is a chronic barker. These dogs seem to bark at anything and everything and do not stop barking even when the threat or event is over. Working With A Puppy or Dog

Puppies are often very cute when they bark and owners do little to correct the barking. Once they become a bit older the problem becomes more annoying, but by then the behavior is established. If you want to have a watchdog consider using the following method:

When the stranger comes to the house or yard and the puppy or dog barks, immediately praise the puppy. After one or two barks say Enough or Stop and then immediately give them a toy or chew item to distract them from barking. As soon as they take the toy praise them for stopping and provide attention for quiet behavior.

If the puppy or dog continues to bark and doesnt take a toy consider giving them a food treat. Again praise as soon as the dog is quiet after you have given the verbal command.

Spend time playing with the puppy and provide attention when they are quiet.

Never yell at the puppy or hit the dog to make it stop barking. This will only raise the puppies anxiety level and lead to more barking or even more aggressive behaviors such as biting or running away.

A squirt bottle filled with tap water can also be used to stop the puppy from barking, although this should only be used if other methods fail. Again, the word Enough or Stop should be used prior to the water bottle, and the puppy should immediately be praised when he or she sits or stands quietly beside you.

For dogs or puppies that bark chronically when the owner is away consider providing more toys and activities for the dog. In addition take them for a long walk or play games with them to provide more stimulation before you leave them alone. Try to make the times away from home as short as possible and praise the dog when you get home and all is quiet.

Be as consistent as possible if you are trying to train or correct a barking dog. Always respond the same way to barking. Dogs become very confused if one day they are allowed to bark and other days they given negative attention for barking. Always pay attention to the dog when it is quiet or behaving appropriately and spend extra time exercising and playing with the dog or puppy to ensure that they will be tired and relaxed when you are away from home.

Soft Market + Motivated Seller + 6% Seller Contribution = 5.50% Fixed Rate 30 Year Mortgage Rate Buydown

An anomaly is defined as a deviation from the normal order. At this very moment in many real estate markets in many parts of the country a soft market can lead to opportunities for many buyers.

With many 30 year fixed rate loans with an 80% Loan To Value (LTV) the mortgage program guidelines will allow a seller to pay up to 6% of the buyers closing cost. For example if there is a negotiated sales price of $500,000 with an 80% LTV of $400,000. A seller contribution would be allowed up to 6% on $400,000 mounts up to $24,000. This would need to be a very motivated seller who needs to sell now. Unless a borrower tolerates total gouging on closing costs, this would be a heavy amount. However, a sum of $8,000 to $10,000 or less would handle the closing costs for this property, not including prepaids such as insurance and tax escrows. On the surface, it would seem the difference between $24,000 less say $10,000 would allow $14,000 in additional costs. With todays rates, a one percent (1%) lender discount could buy the rate down from say 6.25% to a rate of 5.5%. Thus, $400,000 x 1% = $4,000.00. A buyer borrower would need to be armed with the facts prior to negotiating a real estate contract so that the seller can determine their bottom line at closing.

For the benefit of the buyer, if they are going to stay in the home for a long-term period then there will be great benefits for the buyer to get a lower rate. Looking at the principal and interest payment for $400,000 at 6.25%, 30-year term the payments then is $2,462.87/month for principal and interest. With the same terms with a rate of 5.5% the payment is $2,271.16/month for principal and interest. That would result in a monthly savings of ($2,462.87- $2,271.16) is $191.71/month in savings versus a 6.25% interest rate.
Example of payment at 6.25% shows $2,462.87/month x 360 months = $886,633.20
Example of payment at 5.50% shows $2,271.16/month x 360 months = $817,617.60
Life Time Mortgage Savings------------- $ 69,015.60

A borrower simply being armed with the information on a rate buy down can enter negotiations that may lend some long term benefits. Six months ago, seller help was just a dream. Today, its a real consideration of any purchase. Will it last forever? No, its an anomaly. Temporary and fleeting. Sobuyers need to get it while they can.

Where are these opportunities to be found? In any area look for vacant homes, on a lock box with some sort of sales pressure. If the lender allows for a 6% seller contribution of the contract price on say an 80% Loan To Value loan then why not go for it. Many of these potential properties can be searched and identified using a Realtor and the local MLS system. Builders who are setting on a huge inventory of homes may be willing to grant major concessions in order to keep the price levels consistent until the home prices firm up. This would be a situation where a borrower would need to determine that the market in that particular subdivision is at a temporary lull and not a trend. Otherwise it would be a case of throwing good money after bad. Working with a Realtor who knows the market will go a long way in avoiding those kinds of pitfalls in builder subdivisions where resale homes are less than the new homes on the market. In that case, the builder is upside down on pricing. This will need to be avoided. What we are talking about here is temporary anomalies that a buyer will want to exploit, like now in the current market. The best evidence of a buyers market is where there are more homes for sale than ready buyers and there is a glut of homes on the market just sitting. A forest of for sale signs.

With lower priced homes with say FHA and VA loans there be an opportunity where the seller in addition to paying all the closing cost and prepaids could pay say 2 points to buy the rate down on a 2-1 Buydown Program. The beauty of this program allows a buyer to buy using a FHA mortgage with as little as a 3% investment and a VA mortgage with zero down. This is a great program of for Debt To Income challenged borrowers who are just squeaking into the property.

If the rate were 6.75% on a mortgage of $205,000 on a thirty-year basis the payment would normally be $1,329.63/month for principal and interest. If the taxes are $300/month, the hazard insurance is $220/month and Mortgage Insurance Premium (MIP) of $85.42/month then the total payment is $1,935.05 per month with $1,050 in installment and credit card debt for a total monthly debt load of $2,985.05 including the new housing expense. If the income were $6,395/month the Debt To Income (DTI) ratio would be around 47%. Lets assume, due to credit history and other factors, the underwriter is not willing to accept this level of DTI nor will any Automatic Underwriting system accept it. An alternative would be to consider the 2-1 Buydown Program with the first year interest rate of 6.75% - 2% = 4.75%, the second year would be 6.75%-1%= 5.75% with the third year and beyond 6.75%. With this program the borrower can qualify at the start rate of 4.75%. The principal and interest payment with this start rate is $1,069.38/month or $260.25/month less at the fully loaded rate of 6.75%. The DTI than is 42.60% and the underwriter will sign off on that. The theory is that the borrowers will have two years to cut debts and increase their income and get their ratios in a more satisfactory position.

Whats the point of all this. If the home is selling for $208,200 and the seller is willing to pay up to closing costs and prepaids which would be $208,200 x 6% = $12,492 and the costs add up to say $9,500, why not use the allowable seller contribution to buy down the loan rate. The main benefit is to get the borrowers DTI in line and lower the payment in the early years all funded with the seller contribution. VA loans can go much higher and in certain areas, FHA loans can go a lot higher as well.

This anomaly will not last. It is a buyers market so why not maximize the buyers benefits by applying part of the 6% sellers contribution to buy the loan down and not leave any money at the closing table which can be utilized for the buyers benefit. Negotiation is king.

Your Biggest Do it Yourself Project

When I meet people and tell them what I do, I often hear, Oh, you are a motivational speaker, with some amount of assuredness in their voice. While I realize there are many speakers that people lump into this category (some who are my friends and mentors), I strongly disagree with that label.

Do I speak? Yes.

Can I inspire, challenge thinking, provide ideas, input, and encouragement (and in smaller settings), provide feedback? Yes I can.

Can I motivate? No I cant.

DIY

There is a channel on my television called DIY The Do It Yourself Network. On this channel you can learn how to make drapes, redo your landscape, take care of your yard, build a deck, make unique crafts, and much more. Many people must watch it, because it has been on my television for several years.Actually this doesnt surprise me. People want to learn how to do new things. They want to avoid the cost of the expensive plumber, carpenter or painter, and they like the pride that comes with seeing the results of their efforts.

If people do the things they learn about (rather than just watching) they are doing it because they are self motivated. No crafty, clever, or comical TV host has motivated them they have motivated themselves.

It is the same with our personal, professional and business projects we may work with others and need expert coaching, advise, counsel and encouragement, but in the end these are Do it yourself projects too.

Five Suggestions

Here are five things you can do to make your own improvement and growth and do it to yourself project.

1.Have a reason for doing. If your windows are bare, you know you need drapes. If your grill sits in the grass, you know you want a deck in your backyard. What is the reason you want to improve your skills or habits or achieve new results? Having a clear goal is the first step towards self motivation. If you watch the TV show because you are interested, but dont need that skill, you will just watch. If you listen to a great speaker or read their book and dont have a clear goal, youll get no more than an enjoyable experience.

2.Take action every day. You have your goal, your reason, so now take action. I cant take that action for you any more than Bob Villa, your boss or a family member can. Make a plan and get started. You dont have to carve out two hours in your already over crowded day, but do something. Take a step towards your self-improvement project every day. At least one thing, every day.

3.Put in the positive stuff. Many people who are learning to build that deck buy books, magazines, and software; go to the local hardware super center for classes and ask for advice, and much more. Are you putting anywhere near this amount of time, effort, and money into reaching your personal or professional improvement goals? Read or listen to the positive, uplifting material each day. Consider it inspirational fuel for your own motivation.

4.Lose the Losers. Do you have people around you who arent willing to invest in themselves? How much time are you spending with those who ridicule or put down your efforts? While you may not be able to remove these people from your life, you can reduce the impact their attitude has on you. Recognize how they negatively impact you and move on.

5.Turn off the TV. Yes, even football, I remind myself. Am I saying you should not watch any television? No, but TV is the major time stealer in our society and is a self reinforcing habit. Every show has commercials for other shows. So not only are watching others achieve their goals while we arent achieving ours, but we are being bombarded with messages about products we dont need and being convinced to watch even more. You will find as you watch less TV it gets easier to watch less. Why? In part because you wont know what is on!

The person who learned how to dry wall his own basement when asked why they chose to do it says something like, I figured no one would care as much about the quality of the job as I would, so I decided to learn myself. Besides, I have so much more pride in the results.

These are great reasons to do it yourself. Apply that same logic and reasoning to yourself. Dont ask me to motivate you. That is your job. Just like the expert on TV, I can help show the way and help you see that it is possible. But in the end, it is your life, your results, your project.Go out and Do it yourself.

When talking about a marketing system, we are talking about a system to introduce potential business owners to participate in one or more various aspects of the network marketing business. While talking about the marketing system, we are also talking about a marketing training program as well and this article is a component of an internet marketing training program.

We will break it down to a very simple form. Im going to take one aspect and that is list building. With this aspect, we will not get into advertising techniques except to remind ourselves that it is the internet advertising and also offline advertising (such as newspaper advertising and mail order advertising) that function to bring list building to fruition.

THE MONEY IS IN THE LIST. This is the one statement to remember if you forget everything else in your internet marketing training. Whether we are talking about network marketing, internet marketing, direct sales or any other marketing program, business is conducted by people working with people. This even goes for traditional business. What is the most powerful form advertisement? Word of mouth! In business, when you satisfy your customer, you will get 5, 10 maybe 20 referrals. When you let your customer down or act unprofessional, they will tell EVERYONE they know.

List building. List building is the number one activity for any business owner or network marketer. How you go about this is probably another 1500 articles! Lets keep it simple. The reason for putting someone on your list is so you hopefully have a customer for life. You introduce yourself through your advertising and invite the prospect to join your list. Maybe you didnt get that. This is the most important line in this article. Read it again: (You introduce yourself through your advertising and invite the prospect to join your list.) No matter how it happens, you are asking your prospect to join your list and they agree. This agreement could be in the form of them filling out a form on a website to sending an email to an autoresponder. Your goal is to add as many good quality prospects to your mailing list as possible so you can keep in touch with them through your mail system. Your mailing system could be them joining your opt-in mail, autoresponder, newsletter, ezine or etc.

Theres 2 distinct factors of your mailing list. First, you are advertising to invite new prospects to your mailing list. The second factor of your mailing list is mailing follow up messages to the people that agreed to join your list. Once you have your business(es) up and running, the people on your list are valuable to you. As an established internet marketer, each member of your list has an average monthly value to you. One major marketer commented that each member of his list is worth $1 per month on average. This doesnt mean everyone on his list sent him $1 every month but this is the average across everyone that was on his list. If this was a market average, this would mean you could estimate making $1,000 if your list had 1,000 members on it. Of course, you have to have the business or sales opportunities and mailings to your list to make this happen.

Now that you see the value of your mailing list, all you need to do is build it. For the purpose of this article, all I wanted to do is show you the value of your mailing list and the importance of having a System to build that mailing list with. Lets go one step further. Remember, I mentioned how you go about building that mailing list can be about 1500 articles? Lets keep it simple. Instead of going all over the internet looking for 1500 articles (most of them wont serve your purpose), keep in touch for more marketing tidbits of information. We will discuss building that mailing list with a generic marketing system. Further, the marketing system is designed to market any business that you are promoting. Creating Advertising Ideas from a South African Perspective

All opportunities are based on an idea, but not all ideas represent genuine opportunities. Creative thinking refers to the mental attitude of always trying to improve on existing designs, products and services.

Always think actively, watching television, reading the newspaper or even taking to friends will supply the mind with a flood of great and useful ideas. Always asking yourself the question: "Is there an idea in this?" will train the creative mind to always be on guard, and the ideas will begin to flow.

Another great tip is to record all your ideas its worth it trust me, this will give you a chance to possibly modify ideas and combine them into a new concept. When trying to find a new concept for an advertising idea you really have to think out the box. I often read something of which i know nothing about this is a great way to find ideas and mould them into something which can be used for the task at hand.

We as creative individuals often get into a routine of doing things and this is a major factor for us designing or creating "flat" ideas. Believe in your ability to be creative, and concentrate on opportunities rather than threats. It is very difficult to conjure up great ideas if you are constantly doing the same thing day in and day out. Try spending a whole day, week or weekend without something which is part of your daily routine - i guarantee you will start the the next creative process with a totally new and fresh outlook.

The process of generating fresh ideas can be enhanced by the following techniques.

BRAINSTORMING: Define a problem, get your colleagues to help with this one. Choose one person to write down the ideas as they are generated by everyone. Do not evaluate or comment on any ideas until every possible angle has been evaluated. Then, start discussing each idea and start eliminating until you reach consensus on the most workable idea.

FORCED CONNECTIONS: Take two concepts which have nothing in common and then try to make a connection between the two. ( sausage + bread = hot dog) (wheels + board = skateboard) This technique is one i use over and over because it never fails to bring out the best and freshest ideas for me.

MIND MAPPING: In the centre of a page write down a word or phrase describing the topic to be explored. Think of anything associated with the topic. every time and idea come to mind, write it down and join it to the central topic with a line. Continue this process, constructing branches until the page is full or you have run out of ideas. Mind mapping allows you to explore promising lines without loosing track of the central theme.

I have used these techniques ever since i was taught them 16 years ago, they have been the basis of every creative idea i have ever come up with. As i have stated before creative thinking is a metal attitude its the same for any endeavour an individual partakes in, whether you are a business person, a sports person or a designer.

Ideas are all around us, some have the guts to persue them and others just doubt their own ability. If you are a designer listen to your client carefully they usually have their own ideas about the project at hand. You never know half your work might already be done.

Real Estate Asset Protection

The goals of Real Estate Asset Protection are:

Keep the ownership of the real estate anonymous. Anonymous Panama Corporations and Anonymous Panama Foundations do this extremely well; in fact better than any other jurisdiction we are aware of. Anonymous ownership of real estate reduces your profile as a target for lawsuits and collection attorneys can not go after something they do not know even exists.

If a structure of Anonymity is not practical the next best solution is to take away the attachable equity through the use of lawful mortgages and other encumbrances filed on the property locally by anonymous Panama Corporations or Foundations.

You should only use a Law Firm for asset protection so you have attorney client privilege. The law firm used should be out of the reach of the court where the real estate is located. If a lawyer in your country forms an offshore structure for you what are you going to do when he winds up in the lawsuit with you - defrauding creditors would be one possible allegation, or if he has the judge order him to open up his records concerning you. If you felt the courts, laws, judges, lawyers etc. in your country were fair and equitable you wouldnt be reading this. Dont make the mistake of using a law firm in another country which also has flawed privacy laws. The courts in his country will probably cooperate with the courts in your country.

As a last resort but still a valuable one the asset protection structure should present itself to your pursuing financial adversaries as so burdensome, onerous, confusing, time consuming and expensive that they will accept a settlement from you for a mere fraction of the debt in question. This is an often overlooked positive outcome that lets you keep your property and settle the debts for pennies on the dollar, sort of a bankruptcy without going bankrupt.

Detailed Information Follows:

Today many people in different countries are very worried about their real estate being lost due to court actions leaving them homeless or without their real estate portfolio. Real estate is not portable and unfortunately is one of the first things aggressive collection attorneys go after. Since the ownership of real estate in many jurisdictions is open and transparent, the real estate ownership rolls are often used to determine if a person has enough wealth to go after in a civil lawsuit, in other words it flags you as a target. Real estate ownership records are also used to accomplish identity theft since a lot can be learned about the owner from the public records like when the mortgages were taken out, from which company and for how much, the full names and addresses of the owners, etc. This information is then used combined with other public databases like drivers licenses, phone and utility records etc. to create a profile of the victim which is used to steal their identity. Lack of privacy is invasive and also encourages litigation and criminal activity.

So how do you protect your real estate in as anonymous manner as possible? Some sample strategies are briefly described below.

Mortgages:

One real estate asset protection strategy is to borrow against the real estate using mortgages or trust deeds. Typically in most jurisdictions the borrowed money is not taxable as income since it must be repaid. Usually one can borrow up to 80% of the value of the house. Collection attorneys will not spend money to go after a house with 20% or less available equity. This is also true concerning government collection agencies. It is felt that auctions in the courtroom or on the steps of the courthouse will not bring in more than 80% of the appraised value since these auction buyers are looking for a substantial discount. One important point to be considered is the collection attorney may want to know where the borrowed money from the mortgage is to see if it is within his reach like in the country concerned. If the money is offshore they rarely will pursue it. They are not lawyers outside of their country and must retain local lawyers who usually smell deep pockets and charge high fees for this type of service which will rarely ever has a happy ending for them. The country where the money is may be hostile to such collection actions as is very often the case and makes it hard for these cases to be pursued. These countries often dismiss these cases for lack of venue or jurisdiction. Also the collection attorney from your country often has to post a cash bond to cover court costs if they lose which again deters such actions. The potential problem with the above scenario is now you have a mortgage on property that may have been free and clear. You need to go through a credit check and reveal personal information much of it will wind up in public or semi-public databases like credit agencies databases. Now you have to make the payments and pay the interest rates. There are usually penalties involved if you terminate the lease early. Many of these loans have variable interest rates which can go up and now you have a blood sucking Mortgage Company on your property title. There is a better way.

Your own Mortgage Company:

There is nothing wrong with borrowing money from an anonymous Panama Bearer Share Corporation that to protect its interests places a mortgage on your property. You basically write a mortgage through your corporation to yourself to record on the title of the property you wish to protect. This requires a lawyer in the city where the real estate is to advise you as to how the mechanics and local laws will work when recording your mortgage and pertaining to it. You may need to fund an escrow in the area where the real estate is in some countries to validate the mortgage, but there are work arounds for this as well. After the escrow closes the loan is recorded against the property tying up the equity in the property reducing your profile as a target greatly. You could make the loan at more than 80% of the value like 99% if you so desired. The corporation or an additional corporation could be used to make a second or even a third mortgage. Of course your borrowed money is not taxable and but you do need to make payments with interest to your own corporation. This is a real loan. If one researches you or your real estate they will see encumbered real estate and someone thinking of suing you may think you are not worth the time and expense which is one of our goals. If someone does try to levy or auction your real property they will have to pay the mortgage off from any auction or sale proceeds and if the amount of the mortgage (LTV- Loan to Value) is at least 80% of the appraised value a sale for enough money to pay off the mortgage will be extremely unlikely thus they will not bother spending the legal fees and auction fees. Auction buyers are price buyers, not people looking for a certain home in a certain school district etc. Remember the Panama Corporation owning the mortgage has no listed owner anywhere so it is impossible for ownership to be looked up by a potential financial enemy sizing you up. In any event the obstacle of the mortgage makes normal collection actions immensely more difficult for them if they should try to pierce through the corporate veil. Panama corporate veils do not pierce. They do not know this is your mortgage and that you own the corporation that wrote the mortgage and the only way of finding out would be to take your deposition and ask you. Well for all they know you dont own the corporation, perhaps you did and transferred the ownership, or they might assume you would lie and they could not catch you in your deception, or they may assume it is owned by a friend or relative or whatever else comes into their mind. You are not responsible for their thoughts; this is something they do all on their own. One thing to be perfectly clear on is now collection costs for your financial adversary has now gone up, way up and the person going after your assets has some decisions to make as to how much money they want to spend. The collection attorney is going to be anything but encouraging because he is now in an environment that he does not understand welcome to the jurisdiction of Panama Counselor. He is going to tell your financial enemy that more money is required to pursue this, in the back of his mind not really wanting to pursue this and if he does have to do it he is going to want to get paid big time. When lawyers do not want to do something they charge a lot. Now if the attorney gets into it and finds out the corporation ownership is non-transparent and soon discovers that Panama has tight bank secrecy etc. he will become more frustrated and this means higher fees for your financial enemy. What will the other side do if a Panama Private Interest Foundation owns the Corporation and you can legally say you do not own the Corporation? Panama Foundations really have no owner so you could also say you do not own the Foundation. Welcome to Panama Mr. Collection Attorney. You are not responsible for providing the other side ownership details of a foundation or corporation that is their problem. You can say you do not own the corporation or foundation and that is where it stops as far as you are concerned. Folks when they see a Panama Corporation or a Panama Foundation on the mortgage they are more than likely to drop it right there because they know they are spinning their wheels and will more than likely never get anywhere and spend a ton of money getting nowhere. Remember the collection attorney doesnt deal with Panama Asset Protection scenarios everyday, or even every decade for most of them. He will see things as a brick wall, blind alley, etc and not know what to do. Remember the attorney that is doing the collection can be sued by his client for frivolously spending his clients money and running up a big bill when chances for a positive return are most unlikely.

Line of Credit Mortgage:

There are other ways of protecting real estate assets where no actual funding of a mortgage is required. A line of credit is set up through a Panama Financial Institution that records a trust deed based on the size of the line of credit. This is very similar to what finance companies in the USA do with home equity lines of credit. This also requires you to retain a local attorney in the area where the real estate is located to ensure that proper papers are filed with the local government registry. The line of credit need not be drawn down upon, yet it can still be used to protect your real estate equity, or boat equity, car equity, airplane equity, art collection equity etc. The line of credit can be cancelled at any time by you and within 30 days the mortgage on the property will be released. There are safeguards put in place to ensure you have control over this.

Real Estate Asset Protection Annuity:

Another way to protect real estate or other assets is through the use of an annuity. Basically the anonymous Panama Corporation or anonymous Panama Foundation would receive your real estate or other assets in return for an annuity. The annuity pays you a certain specified sum of money monthly, quarterly or yearly. The money can be paid into a secure Panama Bank account even in the name of another Panama Foundation which is acquiring and protecting assets for you to retire on and for the eventual benefit of your beneficiaries. So if you were asked in a lawsuit in your home country why you transferred the real estate to this Panama Corporation and what consideration did you receive for the transfer, you reply the transfer was done in return for an annuity of so much money per month for as long as you live, or 5 years or whatever you decide for a term. Now they say where is this money paid thinking about garnishing it. You say into a Panama bank that my Panama Private Interest Foundation maintains think dead end for the collection attorney. If the sum is paid monthly the collection effort is so costly compared to the reward you could even have the annuity money paid into a bank account in your home country. Grandfather Clock Do It Yourself Repair - Part III

In this last article of the series, repairing your grandfather clock on your own, we're going to go over some more things you can do at home before taking your grandfather clock in for repair.

Another common problem with grandfather clocks is for the chimes to go out of sequence with the time that's displayed. This usually happens on the quarter hour chimes. If this happens there may not necessarily be anything wrong with the chimes mechanism. Most grandfather clocks that have been manufactured in the last 50 years have a chime correction device that should recycle the chimes back in sync with the minute hand when it reaches the hour. If your particular grandfather clock doesn't have an automatic chime correction device, the problem can be manually corrected by turning the minute hand back 15 minutes then forward past the quarter hour. Just keep doing this until the number of chimes match the quarter hour the hand is pointing to.

To give you an example, Westminster chimes play 4 notes on the first quarter hour, 8 notes on the half hour, 12 notes on the three quarter hour and 16 notes at the top of the hour. If the problem still continues it may mean that the minute hand has been installed on its arbor in the wrong direction. To fix this, remove the nut holding down the minute hand with a pair of pliers. Then, pull the minute hand off, rotate it to the quarter hour indicated by the number of chimes being played and then reinstall the nut. This should get the chimes back in sync with the timing mechanism.

One final problem is when the weights refuse to drop. Every quarter hour the time train causes the chimes to strike. That in turn causes the left strike weight to fall at the top of the hour. So if the time train center pendulum doesn't drop then the chime and the strike weights won't drop either. The first step in fixing this is to get the pendulum swinging again. We covered that in the first article.

If the right and left weights refuse to drop, meaning the pendulum is swinging and the clock hands are moving but the chime is not operating, then what will happen is the chime will not operate and in turn the strike will not operate either. What you do is check to see if the chime lever on the grandfather dial is properly centered over a chime and not in the off position. After doing that, you take the side panel off your grandfather clock and check to make sure that the steel chime retard bar has NOT been lowered onto the chime hammers causing the chimes not to operate.

If only the left weight will not drop that means only the hour strike is not operating. To fix this open the side panel and make sure that the steel retard bar has not been lowered onto the strike hammers causing them not to operate. Also make sure the hammers are operating freely. Finally, check and make sure that the trip lever from the chimes is releasing the strike train.

14 Fabulous Ways To Get Paid Speaking Engagements

Sometimes finding good leads for speaking gigs can feel a bit like hunting for a tropical spa with umbrella drinks in the dessert. It's easy to get discouraged. But yet when you see superstars that are booked solid, you know that it can be done. So how do you find leads for paid speaking engagements? Below are 14 techniques you can use to find good contacts and get yourself booked!

1) Define a niche. According to Networking expert, Lillian D. Bjorseth, a niche can be defined as types of organizations you want to speak for, an industry you want to specialize in, or a subject matter. By defining a clear niche, you instantly set yourself apart. The next challenge of course is to become known in your niche.

When you become the leading authority in your field, people seek you out. Speaking trainer Burt Dubin says, There's no point in being a fine marketer until you have expertise to offer. And your expertise has gotta be in a specific niche. A niche where folks with cash in their jeans recognize your value and are willing to invest in what you alone know. Here's how to select your niche: identify the topic or issue in which you're willing to do endless and ongoing research for a market with the means to pay you.

2. Free to Fee. Speak for free in places likely to have people who could hire you for fee. Often there are people in these audiences who could hire you. Check your local Kiwanis, Lions Club, Chamber of Commerce, and Rotary clubs.

After speaking recently in the Womens Economic Development Outreach event, someone in the audience hired me for a speaking engagement for their group. If they hadnt seen me speak in person, its very unlikely that this person would have contacted me.

3. Attend Events - Go to the events that your ideal clients attend and mingle with the decision makers who could hire you. The Transition Man Johnny Campbell says, Research the event ahead of time. Know who will be in attendance. Have a hit list of people you want to connect with. Ask first what THEY do so you can tailor your 30 second pitch to address how you can help with their specific needs.

Johnny likes to go to chamber meetings and sit at the far end so he goes last introducing himself. That way he can listen first to who is in his audience and tailor his 30 second introduction. Once he did this and a gentleman was so impressed that he immediately handed him a business card and said, Call me.

4. Speaker Directories. There are websites that list speakers for a fee. Meeting planners sometimes go to these directories looking for a speaker on a certain topic.

5. Smile and Dial. Flipping the pages of a meeting planner directory and cold calling can drum up business. Most speakers who use this approach successfully make 40- 50 calls everyday. If you are smart about finding the right targeted leads to call, this is especially effective.

7. Ask for referrals right from the platform. Keynote speaker and master certified coach, Rich Fettke says this when he speaks to groups As you can tell, I am really passionate about what I do. If you know of a group who could benefit from this message, please hand me a business card afterwards.

8. Referrals. Ask for referrals from existing clients who have hired you to speak. If you ever have to lower your fee, you ask for letters of recommendation and referrals as part of the deal in exchange for the discount.

Burt Dubin offers this tip to reward those who refer you.

Let your clients or customers know they are rewarded for referring folks who invest in what you offer. Give appropriate gifts, depending on the size of the ticket. I give a choice of gifts. A dollar amount in cash or a higher dollar amount given to their favorite charity in their name, or a certain dollar amount in free product. Reward referrals generously.

My personal thought is that a heartfelt note, a Starbucks gift card, a phone call, or even flowers is a wonderful way to say thank you - I appreciate your referral!

9. Get on Your Prospects Radar Screen. Top of mind status comes from word of mouth of your clients, being "seen" in the pages of print media, and from testimonials of audience members.

Know where your audience goes and be there. This includes your prospects ezines, clubs, organizations, bulletin boards, and magazines.

10. Speaker Website. An effective speaker website gives a meeting planner everything they need to decide that you are the perfect speaker for their event. Youll want to include downloadable one sheet (brochure), testimonials, program descriptions, media coverage, results gained for other clients, and your speaker video.

Lillian D. Bjorseth, the Networking Expert, shared how she got a lead from a major company who wanted to hire her and found her on the website. The person came back to their planning committee who said, You found her where? Have you even seen her speak? My reputation is on the line here. 12. Publicity rules! Red Zone Marketing speaker, Maribeth Kuzmeski says that hiring a full time publicist has made all the difference in her speaking career. She says that when people have seen your face enough times in publications they get to feel like they know you.

13. Invite prospects as your guest when you speak to groups. That way they can experience you firsthand. After they experience the power of your speaking, they are likely to hire you or even refer you to others.

14. Building relationships. Communication expert, Cyndi Maxey, says her secret is to keep in touch with her clients and prospects. She sends articles to them to let them know she is thinking of them. Orchestrating Attitude: Getting the Best from Yourself and Others

How do you measure success? Is it by financial security, career growth, community involvement, quality of relationships, spiritual centeredness or the legacy you leave? Whichever measure you choose, your attitude is the single most important factor in achieving success.

The topic of attitude can be conceptual and confusing. In fact, as we go through life we often hear phrases like: keep your chin up, look on the bright side or you need a winning attitude. Unfortunately, we seldom know how to convert these soft sayings into hard results.

In this particular study, participants who were more positive lived an average of 10 years longer than the other participants. Considering that smoking has been shown to reduce life expectancy by 5.5 years for men and 7 years for women, your attitude might be a health risk factor worth paying real attention to.

The choice of attitude is yours. Tomorrow you will become what you choose today.

Attitude: Concept or Concrete?

Have you ever thought about what makes you say things like: that guy has a great attitude, or boy, her attitude is really killing the team? How do you know if someones attitude is great or crummy? When most of us hear the word attitude we think of a fuzzy concept that somehow makes us happy, sad, content or frustrated.

It is difficult to measure and manage a concept. However, its easier to manage and measure behavior. Thats why I will use a broad definition of attitude: a relatively stable and enduring way to behave. This definition and the following explanation are designed to help you get your mind around the concept of attitude. If we can translate a concept like attitude into concrete behaviors, then we can more easily manage and measure - orchestrate - our attitudes.

How Do Attitudes Develop?

Our attitudes develop from repeatedly thinking, speaking and acting the same way, over and over, until it becomes a stable and enduring way we behave a habit. Although we can hear and see our attitudes in the words and actions we choose, attitudes start developing with our thoughts.

Our minds are our ultimate personal computers! What we program into them determines how they will function. The most powerful computer ever made, programmed with the wrong software or with bad data, will never function to its capacity. For instance, just as we have viruses (bad data) in todays cyber world that cause computer malfunctions, our mental computers are also susceptible to the data we put into them. If we choose to load them with bad data, it will limit how effective or successful we will be.

Our attitude is our personal boomerang to the world whatever we throw out will come back to us. Express enthusiasm and it comes back. Offer a smile and it is returned. Start to gossip and thats what we will hear. Get frustrated about a team member and thats what we will see. Help a colleague and we will find a helping hand. This boomerang effect holds true for our thoughts about money, relationships, self-worth, a performance goal, team building, a problem colleague or customer, a new project or career.

So, once we develop a habit of choosing a positive or negative attitude, that is exactly what we will send to and receive from the world.

Choice: Reaction or Response?

The power of choice is one of the greatest gifts we are given. In fact, it is so important that the privilege of choice is removed from prison inmates as a form of punishment. Although we make many choices every hour of the day, we rarely make neutral choices. Each choice has a positive or negative consequence for us at some level.

Our attitude toward life is the most important choice we make! Lets look at why such a simple choice embracing a positive or negative attitude is more challenging than it appears for many people. The bottom line is that we often forget that we have the power to choose. We relinquish it subconsciously, because we make thousands of decisions daily - about 95% of them are subconscious.

Just think of the last time you were in deep thought about your plans for the evening while driving home from work. As you pull into your driveway you wonder to yourself, How did I get home? The car seemed to practically drive itself home. Driving is a relatively complex task, requiring many choices along the way turn right, turn left, slow down, stop and change lanes. Still, driving home can be successfully performed almost subconsciously. So, consider the multitude of much smaller choices we make each day that we dont really think about: waking up, brushing our teeth, saying good morning to a colleague, eating our lunch, performing a repetitive job duty and so on. Subconscious actions are useful most of the time, but we must also consciously choose our attitude in order to control our results.

Our ability to choose is a gift, but it is also a huge responsibility. No matter what todays its not my fault culture encourages, we are all ultimately responsible for our own choices. In fact, I like to write the word responsibility as response ability. As humans, we have the unique ability to respond. It is a choice we make, although many times an instantaneous or subconscious choice.

Heres a scenario repeated daily. Family dinners are important at the Smith house. Jim and Jane Smith and their two children (Jonnie, age 3 and Janie, age 4) have just seated themselves at the table. Before the first bite of dinner is enjoyed, Jonnie spills his milk and it goes everywhere.

A reaction to this event: Not again, Jonnie! Every time we eat, this happens. Think, son, think! Do you want to eat in your room from now on?

A response to this event: Uh Oh, Jonnie. Lets get a sponge and clean this up so you can eat your dinner.

When you react, you make a purely emotional and subconscious decision. Often, because of how your experiences and prior choices have programmed your subconscious mind, your reactions do not help you achieve the best results.

On the other hand, when you respond to a situation, you make a constructive and conscious decision. That's why there are Emergency Response Teams not Emergency Reaction Teams:

- When you simply react, your emotional instinct is in control, with little thought of the long-range consequences.

- When you respond, your brain is fully engaged and your self-awareness is high. You have the long-term consequences in mind.

We all experience plenty of negative situations and people. The key is to be prepared to consciously respond to these negative inputs. Choosing to respond instead of react helps us to positively orchestrate our attitudes.and our lives.

A Script for Orchestrating Attitude

There are three aspects of the script that work in concert: thoughts, words and actions. By orchestrating each aspect with conscious responses, we positively influence our beliefs, commitments and results.

Orchestrate your WORDS to influence your COMMITMENTS

Orchestrate your ACTIONS to influence your RESULTS

The script plays out like this:

- Thoughts, the way we choose to interpret our world, directly influence our beliefs.

- Beliefs directly influence the words we choose to peak to others, and more importantly, to ourselves.

- Words reflect our commitments to ourselves and others.

- Commitments influence our choice of actions.

- Finally, our actions directly influence the results we achieve.

This script is self-reinforcing, for better or for worse. The results we achieve reinforce our thoughts and the same script is played out again. So, it all starts with our thoughts. Our thoughts today influence our results tomorrow.

The left side of the script is the side of choice. Each of us chooses our thoughts, words and actions either consciously or subconsciously. Therefore, we influence the right side of the script the side of responsibility. We must take responsibility for our beliefs, commitments and results. We are each responsible for the choices we make and the results we ultimately achieve. The ultimate choice is ours - victim or victor?

To illustrate how this script plays out, lets say I am given a new project to lead. I am confident that the prospects for this project are positive. Therefore, I start thinking about how to ensure its success and how I can measure the benefits of the project deliverables. I also think about my talented project team, knowing they will need to go above and beyond to achieve success on this project. My kick-off e-mail contains words like excited, opportunity, talented team, creative solutions and positive impact. My team members speak and react in kind, boomeranging my winning attitude back to me. Meetings are crisp, roles are clearly defined and decisions are made collaboratively, yet quickly.

The expected challenges, even the seemingly big ones, are handled professionally and swiftly because the team knows that failure is not an option, and there are many pathways to success. My thoughts and words have already predisposed the team to acting in alignment with my expectation of success. And our eventual success predisposes me to the same thoughts, words and actions on the next project. This is when the powerful, self-reinforcing script will be played again.

Orchestrating attitude creates a beautiful human symphony. The result is a person of integrity who gets the best from himself and others!
